A title search is conducted by your purchasing solicitor each time property is purchased to ensure that you have good and marketable title. It’s important for any purchaser to acquire land in a fashion that they’ve agreed to, i.e. that there are no encumbrance on the land that they didn’t agree to take on such as mortgages, leans or various restrictions titled to the land.
